Pre-Purchase Inspection

are the most common type of home inspection. During a pre-purchase inspection, our qualified inspectors are looking for the following components to ensure the health and safety of the potential occupants.

  • Immediate/Safety Concerns (to be dealt with before closing or within one year)

  • Repairs (items to be repaired within 5 years of occupation)

  • Recommended Maintenance (items that should be maintained through the lifespan of the home)

  • Items To Monitor (items that don't pose an immediate threat)

  • Recommended Upgrades (items that will improve safety or livability)

Maintenance Inspection

are very similar to Pre-Purchase inspections with one major difference. They happen annually. Just as a vehicle needs maintained, so do homes. Most residents rarely enter their crawlspace, attic, or step foot on their roof. With a maintenance inspection, our qualified inspectors will annually check all of the major components of the home to educate homeowners on the changes the home is going through and potential repairs and upgrades that need to be made. This can be vital in prolonging the life of major systems such as the roof covering, subfloor, and general structure of the home.

Drone Roof

 Inspection

can be vital in understanding the condition of your roof covering. Drones are revolutionizing the way we inspect roofs with their ability to capture high-quality images and videos and provide a safer and more efficient alternative to traditional inspections. Home inspectors are often limited by their capabilities with roofs that are too high or too steep. Because home inspector Standards of Practice don't require walking upon any roof surface, many roofs are simply inspected from a ladder or on the ground. Aviate Inspections always use a drone to access any point of the roof not readily accessible by foot. As a bonus, every full home inspection gets a free drone roof inspection if conditions require it.

Reinspection

can be vital in understanding whether or not you are getting good quality work done to your home. Every home comes with a honey-do-list and often times contractors are recommended to address specific issues during a real estate transaction. In order to understand if the work is being done professionally, we always recommend a reinspection of the specific system or component that was repaired. These are often quick and easy visits to the property, but better to know that the work was done right the first time than to do it all over again.
